Booking terms

These terms are a sensible starting point, not legal advice. Check the deposit percentage,
the cancellation window and the damage rules against what you actually do, put the operator's
legal name and address in, and delete this box. They must also match whatever you have set on
Booking.com and Airbnb, or you will end up arguing with a guest about which version applies.
1. Who you are booking with
The houses are let by [OPERATOR LEGAL NAME], [REGISTERED ADDRESS], Slovenia, tax
number [TAX NUMBER] ("we", "us"). Booking with us means you accept these terms.
2. What the website quotes
The price shown by the date check on each house's page is an indication generated in your
browser from our current rates. It is not an offer and it does not reserve anything. A
booking exists only when we have written back to confirm the dates and your deposit has
reached us. We correct obvious errors — a rate mistyped by a factor of ten is not a bargain
we are bound to.
3. Rates, tax and what is included
- Rates are per night for the whole house, whatever the size of your party, up to that
house's maximum.
- A cleaning fee is charged once per stay. It differs by house — €35 for the gorge cabin up to €95 for the meadow lodge — and is always shown in the total before you enquire.
- Slovenian tourist tax and the promotional levy are added per adult per night at the rate
the municipality sets. It is collected on arrival, in cash, and it changes when the
municipality changes it.
- Included: bed linen, towels, firewood, electricity, water, heating, Wi-Fi and parking.
- Not included: a cot or high chair beyond the free ones, mid-stay cleaning, and anything
we arrange for you with a third party such as rafting or fishing permits.
4. Deposit and payment
- 30 % of the accommodation total confirms the booking, payable within 5 days of our
confirmation. Dates are held for 48 hours while you decide.
- The balance is due on arrival, by card or in cash.
- Bookings made fewer than 14 days before arrival are payable in full at the time of
booking.

If we have to cancel — a burst pipe, a fallen tree, anything that makes the houses
unusable — you get everything you have paid back in full, and we will help you find somewhere
else in the valley. That is the limit of what we owe you; we do not cover your travel costs.
A road closed by snow, a river too high to raft, a lift not turning or a forecast you do not
like are not grounds for a refund. Travel insurance is worth the money here.
6. Arrival and departure
- Check-in from 15:00, by key box — arrive as late as you like.
- Check-out by 10:00. Later is usually fine if nobody follows you; ask the day before.
- The address and the key-box code are sent three days before arrival.
7. Using the houses
- Each house has its own maximum, from two at the gorge cabin to ten at the meadow lodge, shown on its page. Anyone not on the
booking staying the night is grounds to end the stay without a refund.
- No parties or events. These are family houses with neighbours nearby.
- Quiet between 22:00 and 07:00.
- No smoking indoors. The terrace has an ashtray.
- Dogs are welcome and free, but not on the beds, and not left alone in the houses.
- The wood stove is yours to use — please do not leave it burning when you go out, and keep
the fire pit away from the woodpile.
8. Damage and liability
We take no damage deposit. We ask instead that you tell us if something breaks — most things
are cheap to fix and nobody minds an accident. Serious or deliberate damage, or a professional
clean needed after smoking indoors, will be invoiced at cost.
You are responsible for your own belongings and for your own safety, and for that of anyone
in your party. The Soča is a mountain river: it is cold, it rises fast after rain, and the
rocks are slippery. Swimming, walking, cycling, skiing and everything else in the valley is at
your own risk. Nothing here limits liability for death or personal injury caused by our
negligence, or any other liability that cannot lawfully be excluded.
9. Bookings made through a platform
If you booked via Booking.com, Airbnb or any other platform, that platform's cancellation and
payment terms govern your booking, not sections 4 and 5 above. The house rules in section 7
still apply.
10. Complaints and law
Tell us while you are here. Almost everything can be fixed the same day; almost nothing can be
fixed once you have gone home. These terms are governed by Slovenian law, and the courts of
Slovenia have jurisdiction. Consumers may also use the EU online dispute resolution platform.
